About the Opportunity
Reporting to the Managing Director, Investments, the successful candidate would join our team as a Director Investments. The primary responsibility of the Director is to identify, source and structure investments which meet KingSett’s investment criteria and maximize the risk adjusted returns on those investments.

Role Responsibilities
- Foster and maintain strong relationships with the brokers, lenders, owners, consultants and service providers who are active in the Canadian real estate community.
- Maintain strong relationships with current and potential Joint Venture partners.
- Create and grow a continuous pipeline of investment opportunities throughout the capital stack which fit our investment criteria, including core, value-add and ground up development across product types.
- Negotiate LOI’s, PSA’s and JV documents with input from senior executives.
- Monitor economic, legal, political and market conditions within targeted sectors to identify products, investment strategies and structures which will meet our investment return objectives.
- Conduct preliminary review of new investment opportunities, including site visit, high-level due diligence, and analysis to confirm assumptions for deal structure and strategy.
- Oversee the preparation of comprehensive investment analyses and proposals for investment committee to qualify opportunities based on defined investment objectives.
- Work effectively with the capital, finance, legal, and asset management teams to complete successful transactions and maximize returns.
- Working with MDs on the real estate team, manage the internal approval process for transactions, as well as the due diligence and closing process.
- Take a leadership role in the real estate business by exemplifying KingSett’s high-performance culture and values.
- Be a team player, helping to support the success of the Investments team and KingSett as a whole.
Candidate Profile
- University degree with MBA, CFA, LLB, or other comparable degree.
- Fifteen years of commercial real estate experience, preferably in acquisitions.
- Comprehensive understanding of real estate investment analysis, transactional risk management and financial structuring.
- Ability to quickly analyze and prioritize investment opportunities to effectively utilize time and resources.
- Strong knowledge of the major Canadian real estate markets across various asset classes.
- Familiarity with, and ability to negotiate complex legal documents.
- Ability to apply logic and reasoning to analyze complex financial, legal and contractual challenges and to provide practical solutions or recommendations.
- Highly developed written and verbal communication skills.
- At ease with formal and informal presentations.
- Capacity to multitask while working under pressure and within tight deadline parameters.
- Excellent negotiation and critical thinking skills.
- Attention to detail and strong organizational skills.
- Ability to work collaboratively in a team environment.
