Canadian Real Estate Income Fund (CREIF)
KingSett has raised approximately $2 billion for its income-oriented, core strategy real estate investment vehicle, the KingSett Canadian Real Estate Income Fund LP. The Fund invests in a diversified portfolio of core real estate across multiple asset classes and key Canadian markets targeting a total long-term return of 8-12% and paying distributions of approximately 6.6% annually. The Fund offers investors the opportunity to invest alongside KingSett principals in a portfolio of long-term, stable real estate assets and investments intended to be core, long-term real estate holdings for institutional and ultra high net worth individuals.
The Fund is open-ended and for long-term investors, but provides liquidity features.
The Fund is governed by an Advisory Board representing both institutional and individual investors for insights on strategy, deal sourcing, asset allocation and governance.
High Yield Fund LP
KingSett has raised $1.1 billion of capital for its income-oriented mortgage lending fund, the KingSett High Yield Fund LP (HYF). The HYF offers investors the opportunity to invest alongside KingSett principals in a diversified portfolio of mortgage loans secured by Canadian residential and commercial real estate. Its goal is to generate regular, sustainable high yield income for its unitholders while preserving their capital.
The HYF is open ended with redemption features, making it suitable for longer-term investors.
The HYF relies on its Advisory Board representing both institutional and individual ultra high net worth investors for insight and direction with respect to strategy, governance, asset allocation and the oversight of investments.
Senior Mortgage Fund LP
KingSett has raised over $400 million of capital for its income-oriented mortgage lending fund, the KingSett Senior Mortgage Fund LP (SMF). The SMF offers investors the opportunity to invest alongside KingSett principals in a diversified portfolio of mortgage loans secured by Canadian residential and commercial real estate. Its goal is to generate regular, sustainable income for its unitholders while preserving their capital.
The Senior Mortgage Fund is open ended with redemption features, making it suitable for longer-term investors.
The SMF relies on its Advisory Board representing both institutional and individual investors for insight and direction with respect to strategy, governance, asset allocation and the oversight of investments.
Urban Infill Fund
The urban strategy is focused on acquiring infill real estate properties, located on transit corridors and in the path of intensification. Through strategic acquisitions and active management, KingSett looks to assemble a portfolio over the long-term, while increasing cash flows in the short-term in order to achieve premium risk weighted returns.
Affordable Housing Fund
KingSett has raised $180M of capital for the KingSett Affordable Housing Fund LP, the first ESG initiative for KingSett relating to housing affordability.
The Fund’s goal is to provide stable risk weighted returns while delivering high quality affordable housing within Canada’s core rental markets. The KingSett Affordable Housing Fund will participate in joint ventures, ground up development, financing initiatives and other structures to address the escalating problem of housing affordability in Canada.
The Fund is open-ended and governed by an Advisory board representing institutional and high net worth investors.
